Property managers in Canada have three main ways to get leasing calls answered when nobody is at the desk. They differ less in price than in what they actually cover: a message taken is not a showing booked, and an answer in English only is half an answer in much of the country.

What are the options?
- Human answering service. A call centre answers in your name and takes messages. Some book appointments.
- AI receptionist. A general-purpose AI that answers calls for any kind of business, often in English and French.
- AI leasing agent or platform. Software built for rentals that answers renters, knows your units and books showings. Some are listing and showing platforms with a phone agent added; others are the agent alone.

Dialbox, AnswerConnect and LeaseOwl state their prices in Canadian dollars, and LetHub in US dollars. Kalio, Leasey.AI, Leasing On Call and Allesi do not state a currency on the pages linked above.
What does each option actually cover?
Answering services are good at picking up the phone and bad at leasing. Unless you train them on every listing, most after-hours calls end with “someone will call you back”, and texts and listing-site messages are not covered at all. Per-minute billing also means spam calls cost you.
AI receptionists answer every call instantly, and the Canadian ones we list speak French. They are general tools built for any service business, so you teach them your units, and they take messages or book appointments rather than run a leasing conversation.
AI leasing platforms cover more of the leasing process. Leasey.AI bundles listing syndication, showing scheduling and screening, with its phone agent in the top plan. LetHub answers by chat, text and email, with voice as an add-on, and Leasing On Call is a voice and chat agent with a setup fee on every plan.
Quebec-built tools such as Kalio are French-first and designed around Quebec rules. Kalio’s own example for 200 doors, with its tenant concierge and its leasing assistant together, comes to $540 a month before the setup fee.
AI leasing agents answer calls, texts and listing inquiries, know each unit’s rent, availability and pet policy, and book into your calendar. Check that the one you choose says it is an AI at the start of every conversation, answers in French as well as English, and lets your team take over when you want.
How do you compare them fairly?
Price the cost per showing booked, not per call answered. Take one month of your inquiries, estimate how many each option would turn into booked showings, and divide the monthly cost by that number. An option that answers every call but books nothing is expensive at any price.
Also ask each vendor:
- Does it answer texts and messages from Kijiji, Rentals.ca, Zumper or Kangalou, or only calls?
- Does it answer in French on the phone, not only in chat?
- Does it book into my calendar, or send me a message to call back?
- Does it tell callers it is an AI or a third party?
- Are the prices in Canadian or US dollars, and are taxes extra?
- What happens to spam and robocalls on a per-call or per-minute plan?
- Is there a setup fee or a minimum term?
